A Broker Opinion of Value ("BOV") is a professional estimate of a property's current market value based on real market activity, comparable sales, income potential, property condition, and highest and best use. Our team prepares customized valuation reports to help owners better understand their property's current position in the market.
Every property is different. Our team reviews factors such as location, condition, tenancy, lease terms, income, redevelopment potential, and recent comparable sales. Depending on the property, we may value it as an owner-user opportunity, investment property, or future redevelopment play to determine the strongest pricing strategy and likely buyer pool.
For the most accurate valuation, we recommend owners provide additional property details beyond just the address. Information such as current NOI, tenancy, lease expiration dates, vacancy status, and property condition helps us better understand the asset and provide more strategic valuation guidance. Once completed, our team provides a detailed comparable sales report along with our Broker Opinion of Value as quickly as possible.

PROPERTY REVIEW
Once we receive the property address, our team begins gathering information about the asset including tenancy, lease expiration dates, rental income, vacancy status, property condition, and overall highest and best use. Understanding whether a property is best suited for an investor, owner-user, or redevelopment buyer is a critical part of determining value.
MARKET ANALYSIS
Our team researches comparable sales, active listings, lease rates, cap rates, and current buyer demand using CoStar and real-time market activity throughout Silicon Valley.
BROKER OPINION OF VALUE
Once our analysis is complete, we prepare a detailed Broker Opinion of Value (“BOV”) report outlining the property details, comparable sales, pricing analysis, market positioning, and our opinion of value. We also include information about our marketing strategy and recommended next steps should ownership decide to move forward with a sale.
OWNER REVIEW & FEEDBACK
After delivering the BOV, we typically schedule a conference call or in-person meeting with ownership to review the valuation and discuss the property in greater detail. We value owner feedback and are always willing to consider additional information or insights that may impact pricing strategy or overall positioning in the market.
If ownership decides to move forward with a sale, our team handles every aspect of the marketing and transaction process.
LISTING AGREEMENT
Once ownership decides to move forward, we prepare a straightforward exclusive listing agreement outlining the terms of representation and marketing strategy for the property.
PROFESSIONAL MARKETING
Our team coordinates professional interior, exterior, and aerial drone photography along with high-quality marketing materials designed to position the property in the best possible light for qualified buyers and investors.
